Each nonprofit must keep correct books and records of account, minutes of member, board, and committee proceedings, and at its registered or principal office in Alabama a record of the names and addresses of voting members, directors, and officers. All books and records may be inspected by any member, director, or officer, or their agent or attorney, for any proper purpose at any reasonable time. The HOA Act's 30-day packet for members and potential purchasers (§35-20-13) sits on top of this right. Condo records must also be reasonably available under §35-8A-318.
