115 sections of Louisiana community-association law, translated into plain English. Louisiana split the two kinds of community, then rewrote the HOA side. The Planned Community Act (La. R.S. §§ 9:1141.1 to 9:1141.50) took effect January 1, 2025 and replaced the old nine-section Homeowners Association Act. Condos stay under the Louisiana Condominium Act (La. R.S. 9:1121.101 et seq.). Incorporated boards also live under the Nonprofit Corporation Law (Title 12 Chapter 2) for meetings, directors, and records. There is no statewide HOA roster.
