Unless the declaration says otherwise: finished surfaces of designated walls, floors, and ceilings are part of the unit; structural portions are common elements. A fixture serving only one unit is a limited common element of that unit; shutters, awnings, stoops, porches, balconies, patios, and exterior doors and windows serving a single unit are limited common elements allocated to it.
