Every unit owners' association must register annually with the Director of the Division of Real Estate (name, manager or designated agent, physical address, contact information including email and website if any, and unit count). The fee is waived if annual revenue is $5,000 or less or the association is not authorized to assess. An unregistered association may not impose or enforce an assessment lien or use the enforcement tools in §123 until it is validly registered; a previously recorded lien is not extinguished, but a pending enforcement is paused.
