Lot owners and occupants must follow the instrument, lawful bylaws, and reasonable rules that have been provided to them. After the instrument's notice — or 10 days' written notice if it is silent — the association may seek injunctive relief without exhausting other remedies. If the instrument allows, it may fine (fines do not take voting rights), suspend voting for unpaid regular and special assessments, and suspend amenity use, but it cannot cut off access to the lot or the right to vote in board elections because of unpaid fines. Only communities that elected into this Act have these statutory tools.
