The board acts for the association. Directors owe chapter 414D care and loyalty. Developer control ends no later than 60 days after 75 percent of units are sold, two years after the developer stops offering units, two years after the last add-unit right, or a recorded surrender. After that the owners elect at least three directors (nine if the project has 100 or more units created after May 18, 1984, unless the bylaws reduce it).
