On resale the seller must give the buyer the declaration (minus plats), articles, bylaws, and a certificate covering current assessments, approved capital expenditures for this year and the next two, reserves, latest financials, the budget, judgments and pending suits, insurance, and any ground lease. The association has 10 days after the owner's request to furnish the certificate. Until it is provided, and for 5 days after, the buyer may void the contract (or until conveyance, whichever is first).
