An association organized after July 1, 2013 must record a notice of homeowner association with the county clerk within 30 days after the declaration is recorded. Older associations had until June 30, 2014. The notice names the association, any management company that prepares disclosure certificates, and the plat and declaration recording data. Fail to record it and the association's authority to charge an assessment, levy a late fine, or enforce a lien is suspended until the notice is recorded.
