Within 90 days after the board takes control from the declarant, and within 90 days after each fiscal year-end, the association must make a packet available to owners: name and contact information, current budget, assessments by unit type, financials and reserves, insurance list, governing documents, prior-year minutes, and the responsible-governance policies.
