SB 406 (Act 715), signed 12 May 2026, is the Georgia Property Owners' Bill of Rights Act: it adds O.C.G.A. Title 43 Chapter 17A and amends the Property Owners' Association Act. Most of it, including SOS registration, takes effect 1 January 2027 (Section 7's attorney-fee notice in §44-3-235 took effect 1 July 2026). The 2027 registry is not live.
