Hold an annual meeting (default notice 30 to 60 days). A special meeting must be called if the president, a board majority, or lot owners with at least 20 percent of the voting interest (or any lower bylaw percentage) demand it; the secretary calls it within 30 days. Owner-meeting notice is 30 to 60 days with agenda items including proposed amendments, budget changes, and removals. Board meetings are open except listed executive-session topics; no final vote in executive session. Unless previously scheduled or an emergency, board-meeting notice to directors and lot owners is at least 30 days. Electronic meetings are allowed if the notice says how. After declarant control, unanimous written board consent is only for ministerial acts or to implement a prior meeting vote. A challenge for a meeting-process defect is due within 60 days after minutes are approved or owners are notified, whichever is later.
