Effective 1 January 2027, no one may operate an owners' association in Georgia unless it is registered under this chapter — an unregistered or SOS-opted-out ('nonregistered') association may not collect fines or fees, record liens, or foreclose, and a nonregistered association also may not levy accelerated assessments. Registration files governing documents plus a financial statement dated within a year, costs $100, expires every 31 December, must be amended within 30 days of a material change, and assessment/fine/lien/foreclosure records must be kept at least 10 years. The SOS FAQ: the portal opens on or after 1 January 2027; a Corporations Division filing is not this registration; do not treat the 2027 registry as live.
