Owners must meet at least once a year. Special owner meetings: president, a majority of the board, or owners with 20 percent of the votes (or a lower bylaw percentage). Owner-meeting notice: not less than 10 nor more than 50 days, mailed, plus posting if feasible. Board and committee meetings are open; owners may speak on an issue before the board votes, subject to reasonable time limits. Closed session is limited to the topics listed (employees, legal advice, criminal investigation, privacy including a disciplinary hearing). Rules may not be adopted in closed session. Email notice of a special meeting, if used, is at least 24 hours.
