Lease terms are deemed to include the Act, the instruments, and the rules. After this Act took effect, the owner must deliver a copy of a new lease (or a memo of an oral lease) by occupancy or 10 days after signing, whichever is first. Only one co-owner of a unit may sit on the board at a time. Two-thirds of the membership may remove a board member at a duly called special meeting. On resale, the board must make the disclosure packet (instruments, liens, planned capital work, reserves, financials, suits, insurance, and improvements) available to the buyer on demand.
