Member-meeting notice: not less than 10 nor more than 30 days, with time, place, and purpose, by a prescribed delivery method. Membership quorum defaults to 20 percent unless the instruments set a lesser amount. An annual meeting is required. Special member meetings: president, the board, or 20 percent of the membership. Board meetings: 48 hours' notice by prescribed delivery or by posting in entranceways, elevators, or other conspicuous common-area places (or a designated spot if there is no common entrance for 7 or more units). Budget, regular-assessment, and special-assessment board meetings also need 10-to-60-day prescribed-delivery notice. Board meetings are open except a listed closed-session list (litigation, hiring, rule violations, and similar). Members may comment; the board sets reasonable time limits.
